70.82 ha
The astonishing views over Ferguson Valley to the distant coast are a key feature of this truly picturesque property and location.

A bold and beautiful vacant farm with improved quality pasture, currently grazing cattle by a local dairy farmer who looks after this farm as if it were his own and has done so for the past 15 years or so.

This property is identifiable via lot number only and does not have a street address. Buyers will require both maps and diagrams in order to drive past and look at this property, these are available upon request and will be supplied via email.

To get there is a short drive out of Dardanup, up the Ferguson Road, you then head east along Pile Road and into the State Forest, near to where the Bibbulmun track crosses Pile Road. Access is via a winding gravel road through the State Forest, it emerges at a set of farms and this private and secluded rural property.

• Western Power along with the Telstra line runs through the farm, particularly along the top sections of this property, resulting in some of the best potential building sites that enjoy distant coastal views right through to Cape Naturaliste lighthouse that can be seen at night.

• A small lock-up shed is down near the Hough Brook, it has no power but may have the old Telstra line in.

• There are two dams currently supplying stock water and there is ample room for construction of a dam.

• Good near new stock yards and fences are in place, with access for cattle, making it suitable for almost any type of livestock and crop including grapes, olives and other horticultural pursuits.

• The old tree crop has been removed with some old, rotted stumps that could be tidied up without too much trouble. This area shown on the 'old maps' has been harvested long ago and is now grazing cattle with good pasture.

• The soils and water in this region are well known, red loams with pristine water that originates in the forest, with pools and base flow throughout including the streams and creeks that run into the Ferguson River, Preston River, and then exits at the Leschenault Estuary.

• The farm has had good applications of annual super phosphate and is currently leased for grazing and running cow and calf units, steers and heifers.

• There are 9 paddocks with 28 gates, and gravel access right throughout the farm.

• Price guide is at $9000 per acre, fence to fence price, in the current market.

Dardanup and Ferguson Valley are a fast-growing region with two primary schools, sports facilities, country tavern, hardware and store, famous bakery, wineries and restaurants. Tourism is flourishing here, with the City of Bunbury just 10 minutes from the Dardanup Post office.
